Did you know that most courthouse records are inaccurate when it comes to the square footage of your home. Square footage is the LEADING influence on your home's value. We offer quick and reasonably priced measurement services of your home. Who better to do this than someone with 30 years of Appraisal Experience?  We have measured thousands of homes. Realtors and Owners can quote square footage with accuracy in a listing if an Appraiser has sketched the home. So let the professionals provide you with an accurate measurement of your home. Each level will be measured by a very precise DISTO laser measurement tool, then we use APEX sketch plan software to produce the end product.

 

FSBO: Don't get low bids because your square footage is off in courthouse records, Zillow, Realist, ETC. With proper square footage you can get what you SHOULD per square foot for your home. The Fee to get this right is worth WAY more than the LOSS you could experience with incorrect square footage.

Above are some samples floor plan sketchs we provide. A separate page will be included showing the square footage on each level. We can handle floor plan sketches from the very basic to the very complex and include other items in the sketch such as outbuildings, porches, decks, garages, barns, sheds, etc.  Cost will vary depending upon how detailed you want your floor plan to be.

FEES START AS LOW AS $150.00!  Significant return on this investment if your home is larger than you think or what courthouse records show (which are notoriously inaccurate) You do NOT want to advertise your home as larger or smaller than it really is. Either way, it is a great investment to have a sketch of your home.

What are measurement services?

A measurement service is just what it sounds like: An experienced Appraiser will measure the house's dimensions and square footage, then draw a detailed floorplan. The sketch report and floorplan will provide you with accurate Gross Living Area/Square Footage. 

How does a floorplan service work?​

During a measurement or floorplan service,  we takes measurements on the outside of the main floor of the property with a measuring tool. We use a very accurate Disto laser measuring device. As we move around the inside of your home, we take more measurements and we make note of the layout of the rooms and other features, like stairs, entryways, and fireplaces.  Then we use a Sketching Software program (Apex) to draw the sketch showing the dimensions of the outside walls and the overall layout of the house. The finished product can be used to prove certain details about your property — like the Gross Living Area (GLA) which is used by all Appraisers when determining value for a property.


When are floorplan services needed?

A home measurement service can ensure that you're paid a fair price for your property. Living space is one of the most significant elements potential buyers consider when purchasing a home — but since these values are frequently approximated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the value and sales price of the property as well as the number of potential buyers. The only guaranteed method of using an accurate GLA when listing your property is to refer to a previous appraisal or measurement service completed by an experienced Appraiser.

 

Information for Real Estate Sales Agents

To ensure that your client's property sells at a price that appropriately reflects market value, we advise requesting a home measurement of the property. Clients, and especially potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tool for enticing potential buyers since they can see the layout and details of the house before and after touring. 

**Our services are more accurate than CUBI CASA or other measurement APPS out there that require YOU or the homeowner to scan the home. Errors do and will exist if you go this route! Get it right for your sellers.
